Professional, Specific Photography & Drone:

Chad Self, of Self Made Productions, is the Coldwell Bankers Larry Rogers Realty in-house professional photographer. As soon as you sign your listing agreement, I schedule the photography appointment with Chad for your property photos. He is able to edit and upload photos for listings usually in less than 24 hours.  Chad is also a licensed drone photographer. For large properties and farms, I personally hire Chad to provide aerial photography of your property and no extra charge to you. 

The weather does not always provide a sunny day for scheduled outdoor photos. If this happens, I will watch the weather forecast and personally take more outdoor still photos showing your property in its best light! 

The Floor Plan:

Including a floor plan of your home in the photos can be the pivotal information that gets you a sale. In association with the photos, buyer’s can visualize the flow of the home with an accurate floor plan. They can also determine if their furniture and other specific items will fit in the home as they desire. This becomes very important for out-of-town buyer’s. 

Yard sign, Directional Signage, and Property Specific Signage

The Coldwell Banker Sign promotes the highest standards in the Real Estate Industry. “Guiding you home since 1906,” is not just a slogan, it represents a commitment to professional service with staying power for over 100 years. When I place the CB sign in your yard, I am promising to meet those standards and service.

Along with a yard sign, I will place directional signage along main roads that lead potential buyers to the property, when deemed appropriate. 

Properties with 20 or more acres, a home with 6000 or more square feet, a lake or pond, stables, large barns, or other unique features will qualify for property specific signage.  This type of signage attracts potential buyers looking for those features. This is an added investment I make in the marketing of your property at no extra charge to you.

The MLS, Realtor.com, and other website listings

The Multiple Listing Service (MLS) provides licensed Realtor’s information about the properties in their area. This service allows us to communicate specific details of your property necessary to list, show and sell it. Buyers are guided to your property with accurate information that have the most potential of making an offer. Our office subscribes to the MLS from Louisville and Lexington, offering our sellers the benefit of reaching Realtors® all across Kentucky.

There are numerous websites that offer property sale searches. Realtor.com is one of the more reputable websites, because it pulls its information directly from the professional Multiple Listing Service. If you notice any information or photos related to your property, marketed on Realtor.com that needs to be edited, I can usually make those changes within 24 hours. Other websites will pick-up information about your property from third party sources and use algorithms to place values on the property. 

There are specific websites for farms, lake side, inns, or potential commercial properties that your property may qualify to be listed. After your listing information is completed, you will be shown the available websites options for your property .

In addition, every property I list will be featured on my personal Coldwell Banker website, and on the Coldwell Banker Larry Rogers Realty website, and a website specifically featuring your property.   

YouTube Videos

I will personally record a video of your home to post on my professional Vicki Sanders Realtor YouTube channel. The video will be edited to show your property at its best. If your property has acreage, gardens, special lot features, out buildings, trails, or other special features, those will be videoed separately. YouTube videos are invaluable to showing your property to the world. It is considered one of the best marketing tools used in today’s competitive real estate business.

Public Open House

Creating a relaxed atmosphere by offering snacks and refreshments at a public open house, allows local buyers to imagine themselves living and entertaining in the space. This is especially helpful when hosting a single family home. The increased exposure and foot traffic improve the chances for a higher selling price.   

Private Scheduled Showing

This is by far the most popular way Buyers use to choose a home. Even if they have seen the property online, the personal home tour is what prompts their decision to make an offer.

Social Media Photos and Videos

Our team of Realtors at CB Larry Rogers, will tour your property and provide anonymous feedback regarding readiness to show and pricing. Best of all, you get an entire group of experienced local Realtors with potential buyers coming to your home. A limited number of properties are toured each month, and there is no guarantee your property will be added to a caravan tour. Sometimes properties sell before they can be placed on the schedule. Properties that are recently listed, or that have not sold when the caravan is scheduled will get the full benefits of the experience and expertise of the Coldwell Banker Larry Rogers Team of Realtors!  

*Next Level Marketing

I have used the term next level marketing throughout this article, and you may be curious as to what that means. It is how to describe the extra effort necessary for a more expensive or unique property than your average home buyer cannot afford.  The average home price in 2022 was just under $350,000. If your home is around that asking price or a little lower you have the largest buyer pool. However, if your property has unique features or has a higher asking price, next level marketing is essential to find that hard to find buyer.
